How to verify land records before buying a plot

The purchase of a piece of land is one of the biggest financial decisions that most people make in their lifetime. However, the attractiveness of the price and the location of the land can sometimes mask legal pitfalls that may exist, such as disputes and lack of approval or clear ownership of the land. Therefore, it is very important to verify the ownership of the land before making a purchase to drastically minimise risks and avoid disputes in the future.

Confirm Clear Title and Ownership Chain

Before you proceed, ensure that the seller truly owns the land and has the legal right to sell it. This means reviewing the Mother Deed and Sale Deeds to verify a continuous ownership chain over several decades. Look for gaps, missing owners, or mismatches in names and survey numbers, any of which could indicate problems in the title history.

Check the Encumbrance Certificate (EC)

The Encumbrance Certificate is crucial because it shows whether the plot has any loans, mortgages, liens, or pending litigation against it. Obtain an EC for at least the last 10–30 years to ensure the plot is free from hidden financial or legal burdens before paying any advance money.

Verify mutation records and land revenue extracts

Mutation records, like Record of Rights (RoR), 7/12 extracts (in states like Maharashtra/Gujarat), Patta, Khata, or Property Card, show that the government revenue department recognises the seller as the legal owner and that taxes are paid. Without mutation in the seller’s name, ownership issues may arise later.

Confirm land use and conversion approvals

Every piece of land has a specific zoning classification, residential, agricultural, commercial, etc. If the plot was originally agricultural and you intend to build, you must verify that it has conversion approval to non-agricultural use. Buying land without necessary approvals can lead to demolition notices or legal actions later.

Cross-check documents with official portals and physical records

Many states in India provide online land record portals to check ownership, survey numbers, and mutation data. Always use the official government portal (not third-party sites) and cross-verify online results with original physical documents. A mismatch between digital and government-held manual records is a red flag that needs resolution before purchase.


The process of land verification should never be taken lightly or done superficially. It is very important to carefully verify the ownership of the land, the approval of the land use, and other details to ascertain that the land you want to buy is clear and does not have any disputes before making a purchase. It is highly recommended that you consult a property lawyer to assist in the land verification process.
