5 emerging Mumbai locations offering affordable sea-view apartments for homebuyers

Mumbai is known for its iconic coastline and premium sea-facing properties, especially in areas like Worli, Malabar Hill and Bandra. However, these luxury zones are often beyond the budget of many homebuyers. Fortunately, the Mumbai Metropolitan Region (MMR) still offers several emerging micro-markets where sea-view or sea-facing homes are comparatively affordable. These locations combine improving infrastructure, future appreciation potential, and coastal living benefits, making them attractive for end-users and investors alike. Here are five such places in Mumbai:

2/6

Sewri–Wadala Belt

Sewri-Wadala is one of the rapidly developing real estate corridors in Mumbai. The development in this area has been primarily catalysed by the construction of various infrastructure projects such as the Mumbai Trans Harbour Link that will help enhance its connectivity to Navi Mumbai and South Mumbai. Coastal apartments in Sewri-Wadala offer significantly more affordable prices than traditional sea-view properties. Early investment, potential growth in value, and urban development make it a wise choice for property investment.

3/6

Versova (Andheri West Extension)

Versova is unique because it combines a coastal ambiance with relatively more affordable prices compared to adjacent upscale locations such as Juhu and Bandra. Versova enjoys good amenities and infrastructure, including residential facilities and cafes. It is an good place to live with a coastal view without being extremely luxurious.

4/6

Madh Island

Madh Island stands out for its serene environment and natural coastal charm. It offers low-density housing, greenery, and direct sea-facing or creek-facing views in many properties. Prices remain relatively lower due to connectivity limitations, but upcoming infrastructure projects are expected to enhance accessibility. This makes it a strong option for buyers seeking peaceful coastal living within Mumbai limits.

5/6

Mira Road–Bhayandar (MMR Belt)

Located in the extended Mumbai Metropolitan Region (MMR), Mira Road and Bhayandar offer some of the most affordable sea-view homes. These areas are witnessing rapid residential development and improved infrastructure. While not part of core Mumbai, they provide excellent value for money, especially for first-time homebuyers seeking waterfront or creek-facing apartments at budget-friendly prices.

6/6

Ulwe (Navi Mumbai)

Ulwe is one of the best emerging property hot spots in Navi Mumbai. Open sea view apartments can be bought from here at comparatively cheaper rates as compared to the premium marketplaces of the city of Mumbai. Also, owing to its closeness to various forthcoming infrastructural developments such as the Navi Mumbai International Airport, it holds great promise as an upcoming residential area with good scope of appreciation.

Despite the fact that Mumbai’s best sea view houses cost exorbitant rates, several emerging micro-locations have been contributing greatly towards shaping the real estate scene in the city. Some of the emerging micro-locations include Sewri, Versova, Madh Island, Mira Road-Bhayandar, and Ulwe. The new residential zones are fast becoming popular among the buyers owing to their affordability and other factors, making them attractive options for both end-users and long-term investors seeking value and future growth.
