Over 45,000 Nashik properties in use without bldg completion documents
Nashik: At least 45,700 unauthorised residential properties in Nashik city continue to remain in use despite owners failing to obtain building completion certificates (BCC) and occupancy certificates (OC) from the town planning department of the Nashik Municipal Corporation (NMC).Despite the lack of mandatory clearances, these properties are being occupied by the residents. "The civic body's property tax department has now levied property tax on all such properties," a civic official said.As per data available with the civic body, the highest number of unauthorised properties — around 10,400 — are located in the Nashik Road division, followed by Panchavati with 9,800 such properties.Cidco division accounts for about 9,000 such properties, while Satpur division has 7,800 unauthorised units. Nashik East division has around 7,300 unauthorised properties, while Nashik West division accounts for nearly 1,400 properties.An NMC official said the civic body had conducted a comprehensive survey of properties across the city around four years ago. During the exercise, the NMC identified around 57,000 properties that were brought under the property tax net."A majority of these properties were found to be in use without obtaining BCCs and OCs. Most of the unauthorised properties currently under utilisation were identified during this survey and subsequently taxed," the official said.Currently, Nashik city has around 6.22 lakh registered properties spread across six municipal divisions, with Panchavati and Cidco together accounting for nearly 48% of the total properties.Cidco division has recorded a sharp increase of 54% in the number of properties, rising from 97,517 in 2017–18 to 1.49 lakh properties in the current financial year 2025–26.Overall, the total number of properties in Nashik city has increased by 46%, or nearly two lakh units, over the last seven years, growing from 4.26 lakh properties in 2017–18 to 6.22 lakh at present.
