5 cities in India with high rents where housing comes at a premium price

India’s rental landscape has seen a dramatic transformation in recent years. The rental demand is driven by flourishing job markets, and demands. According to recent rental market insights and cost-of-living reports by Business Today, India Today, and property analytics platforms like Magicbricks and 99acres, cities such as Mumbai and Delhi (NCR) have ranked among the highest in terms of rental costs.

For tenants, this means carefully budgeting and often thinking about homes away from the main city to save money. Here’s a look at five Indian cities where rents are among the highest and why.

Mumbai

Mumbai, India’s financial capital, has India’s most expensive rental market. The city tops the list of the highest rents in India. It is because land is limited here while demand remains extremely high. The city attracts professionals from all over. As per 2026 data, Mumbai has the highest rent index in India (17.5). This makes it more expensive than other metros.

Delhi (NCR)

Delhi NCR region is next on the list, with largest rental markets. Though Delhi rents are relatively lower than Mumbai, premium areas such as South Delhi and Gurugram command extremely high prices. The city has a rent index of around 7.1, reflecting a mix of affordability and luxury segments.

Bengaluru r

Bengaluru is also a part of this list all thanks to its status as India’s Silicon Valley. The city has one of the costliest rental markets due to the large number of tech professionals, new startups, and global companies. These all have created a significant demand for housing. With a rent index of about 8.5, Bengaluru is among the top cities in terms of rental costs. The costliest rental neighbourhoods include Whitefield, Koramangala, and Indiranagar, among others.

Gurgaon

Gurugram is a part of the Delhi NCR region. The corporate hub has soaring rents which has developed into a major corporate and financial hub. Its skyline of luxury apartments has placed it among the most expensive rental markets in India. Premium societies here are close to the famous Cyber City.

Pune

Traditionally seen as a more affordable alternative to Mumbai, Pune is steadily climbing the list of expensive rental cities. While its rent index is only (6.6), demand has been increasing rapidly, pushing. Some costly areas include Hinjewadi, Baner, and Koregaon Park. The city offers a perfect work-life balance.
