Ultra luxury homes reshape Chennai skyline as demand rises for larger high end residences
Chennai: A new breed of ultra-luxury homes is quietly reshaping Chennai's skyline, where sprawling apartments command up to ₹40,000 per sq. ft., and wealthy buyers are lining up not just for space, but for a lifestyle that only affluence can acquire. With more than 8,000 upscale units expected to be added across the city over the next 2–3 years, the luxury housing market is gaining significant momentum and is expected to gradually shift southward and westward from the traditional Central Business District (CBD) strongholds.According to developers, several high-end projects are underway in key pockets, from the ultra-luxury residential-commercial development at the site of the shuttered Crowne Plaza hotel to branded residences along Nelson Manickam Road. The segment is being fuelled by rising affluence, a growing preference for nuclear families, and increasing interest from NRIs and high-income professionals.While boutique developers are focusing on niche, small-format luxury apartments in areas like Anna Nagar and Alwarpet, typically ranging between 2,500 to 3,500 sq. ft., larger players are targeting the ultra-luxury segment with homes spanning 6,000 to 10,000 sq. ft. Prices reflect this exclusivity: ₹30,000–₹40,000 per sq. ft. in Alwarpet and RA Puram, and ₹20,000–₹25,000 per sq. ft. in T Nagar, Santhome, and Anna Nagar. Even in areas like Nelson Manickam Road, branded residences are commanding ₹20,000–₹22,000 per sq. ft."Over the years, Chennai and Delhi-NCR have seen a notable spike in the sale of uber-luxury homes," said Navalan Krishnamoorthi, CEO, E Residences. "One key driver is the growing demand for more spacious units with end-to-end amenities such as health clubs and open spaces. The preference is now for homes starting at 2,500 sq. ft. and going upwards."Arun Rajan, CEO, Arihant Foundation and Housing Limited, added: "There is a general demand for larger homes. People now want amenities like a clubhouse for guests, in-house business centres, and concierge services — from housekeeping to driver-on-call. The focus is on elevating quality of life within the building itself."Developers say convenience, low-maintenance living, connectivity, and security are top priorities for buyers in this segment. "As families move away from joint living and wealth creation intensifies, the demand for larger, independent homes will remain strong," said Ranjeeth Rathod, executive committee member, CREDAI. He added that the uber-luxury segment accounts for about 10% of Chennai's ₹20,000-crore housing market, with most current activity concentrated in central business districts and emerging corridors like ECR.Today's buyers include business families, tech entrepreneurs, senior corporate executives, fund managers, and affluent Tamils living outside the state or country. Their expectations are high: multiple swimming pools, expansive gyms, pickleball and tennis courts, putting greens (for golf), EV charging stations, car wash zones, maid's rooms, laundry services, and community spaces, especially in developments spread across four acres or more."Chennai's blend of tradition, stability, and rising cosmopolitanism makes it a unique destination for luxury real estate investment," said Sanjay Chugh, Director, Anarock Property Consultants Pvt. Ltd. "The city's luxury segment is undergoing a remarkable transformation. We're seeing record interest in bespoke residences that offer not just space, but also privacy, world-class design, and high-end amenities."However, developers anticipate the uber-luxury segment will increasingly expand to the southern and western suburbs in the coming years. "As the city expands south and west, driven by upcoming office supply, we're seeing a clear shift — high-paid professionals are looking for homes closer to their workplaces. With limited land availability in the CBD, the next wave of ultra-luxury housing is naturally moving toward these emerging corridors," said Arun Rajan.He noted that Arihant has recently acquired a three-acre land parcel in Perungudi and will soon launch an ultra-luxury residential project there. "Nearly 15 million sq. ft. of office space is within walking distance of the site, making it a prime location for high-end residential development," he added.
