Industries in Waluj urged to regularise unauthorised constructions under CSMRDA scheme

Chhatrapati Sambhajinagar: Divisional commissioner G Sreekanth, who is also the CSMRDA metropolitan commissioner, has asked industries in the Waluj industrial belt to regularise their lands and constructions under the guṇṭhewari regularisation scheme, availing concessional betterment charges.“Residents and industrial units within the jurisdiction of the CSMRDA have been allowed to regularise unauthorised developments at reduced rates,” Sreekanth said while addressing an awareness and guidance seminar at the Marathwada Association of Small Scale Industries and Agriculture (MASSIA) office in Waluj.He said only unauthorised constructions existing before Dec 31, 2020, would be eligible for regularisation as per govt norms. “Constructions raised after the cut-off date will be treated as illegal and liable for demolition action,” he said.Flagging the scale of violations, Sreekanth noted that “large-scale unauthorised and permission-less constructions have come up in the Waluj MIDC area,” putting pressure on civic infrastructure. He added that state govt, under chief minister Devendra Fadnavis, was expediting amendments to development plans to ensure “planned and sustainable growth” of the metropolitan region.The commissioner also cautioned that banks had been instructed not to sanction home loans without guṇṭhewari regularisation certificates and building permissions. He appealed to industrialists to ensure that no fresh unauthorised constructions come up.Highlighting Waluj’s industrial significance, Sreekanth said the area had helped attract major industries, including in the electric vehicle sector, earning Chhatrapati Sambhajinagar recognition as an “Electric Vehicle Capital.” He urged entrepreneurs to cooperate in the regularisation drive to help develop Waluj into a model industrial zone.He further assured that entrepreneurs facing harassment from anti-social elements could lodge complaints via messages, promising strict action.Officials said guidance and application acceptance facilities had been set up at the MASSIA office. They also clarified that cases involving erroneous conversion of Class-II to Class-I lands and unauthorised land transfers would be covered under the guṇṭhewari process with support from revenue officials.Sreekanth announced that new infrastructure projects — including water supply, waste management, fire stations and road development — would soon be undertaken in the Waluj industrial belt and adjoining 36 villages.Under the Abhay scheme, betterment charges will be 10% of the applicable fee between May 1 and July 31, 2026, rising to 50% from August 1 to October 31, and full charges from Nov 1 onwards.The meeting was attended by metropolitan planner Harshal Baviskar, deputy commissioner Anjali Dhanorkar, deputy chief accounts and finance officer Sadhana Bangar, DIC general manager Karuna Kharat, and entrepreneurs from Waluj.
